The Investment Management division is responsible for deploying capital on behalf of our investors and partners through various investment structures. The Investment Management team seeks to identify undervalued and underutilized properties across the risk spectrum, and create value through the application of extensive hands-on management and value-add opportunities. Our focused, data-driven strategies deliver superior risk-adjusted returns by investing in well-located assets across the nation.
INVESTMENT STRATEGIES
VALUE-ADD
Target properties below their historic cost basis in need of physical and/or operational improvement in markets with attractive fundamentals. Coastal Ridge will seek to improve assets to levels commensurate with newer vintage properties while maintaining a rent discount on these assets.
CORE PLUS
Investing in newer construction and suburban focused locations in markets demonstrating strong demographic and economic trends.
STUDENT HOUSING
Investing in purpose-built student housing communities at tier 1 universities with +20,000 enrollment. Coastal Ridge invests in both core plus and value-add strategies.

As we refine our strategy and layer in geographic markets of focus, we begin to utilize our deep industry relationships to generate deal flow. For the select few transactions that make it through due diligence, we leverage our best-in-class property management platform and asset-centric approach to drive the property’s business plan and maximize value for all stakeholders.
